Who We Are
KIP traces its name to Kepong Industrial Park, the Kuala Lumpur development where the group began. Since its founding in 1993, KIP has focused on developing, building and operating integrated developments across Malaysia — spanning residential and commercial projects and shopping mall management.
Across three decades the group has built a reputation for delivering projects ahead of schedule and setting industry benchmarks, while keeping sustainability and community development at the heart of its work.

Since 1993
Three decades of building
From a single industrial park in Kepong to a nationwide group spanning development and retail.
1993
The founding
KIP is founded, taking its name from the Kepong Industrial Park development in Kuala Lumpur where the story began.
1990s
Building the foundations
Homes rise across Kuala Lumpur, Selangor and Taman Tampoi Indah.
2000s
The Sri Utara years
A township takes shape in Sri Utara, crowned by the group’s own tower.
2004
The first KIPMall
KIPMall Tampoi opens in Johor Bahru — the first of the community retail centres.
2011
Going green in Masai
KIPMall Masai — the group’s first go-green, community-centric mall.
2014
Growing beyond Johor
Melaka joins the mall network and 8scape brings the group into high-rise living.
2010s
Townships and landed homes
2017
KIP REIT listed
KIP REIT lists on Bursa Malaysia, bringing the KIPMall portfolio to the public market.
2019
Into Perak
KIP REIT acquires AEON Mall Kinta City in Ipoh — 530,000 sq ft, fully occupied under a master lease to AEON.
2020
CORE completes, solar spreads
The CORE development completes in Sepang, KIPMall Desa Coalfields opens, and the rooftop solar programme spreads across the network — 4,116 kWp and counting.
2022
Kuantan arrives
Lotus’s Kuantan opens at Bandar Indera Mahkota — a hypermarket built with Lotus’s Malaysia, now held by KIP REIT as KIP Kuantan.
Today
Atlas Residences
A freehold, Japandi-inspired landmark rises at Danga Bay — 1,570 units across four towers, with Block A now launching.
